The short rulebook.
- Check-inFrom 14:00. Earlier with notice if the villa is free.
- Check-outBy 11:00. Late check-out ฿500/hour, subject to next booking.
- Minimum stay7 nights. Reduces to 3 nights between Sep 15 – Oct 31.
- ChildrenWelcome from age 5. Cot and high chair available, please ask.
- PetsSorry, no pets at the villa — there's a small temple cat colony on site.
- SmokingOutdoors only. No smoking inside the villas, please.
- Quiet hoursFrom 22:00. We're a quiet place — guests pick this on purpose.
- Damage deposit฿5,000 on arrival, refunded at check-out.
Things people ask.
Can I book a single villa for a larger group?+
Yes — Banyan and Lotus both sleep 4. For larger groups (6–8) we recommend booking two villas next to each other; just message us and we'll arrange them as neighbours.
What's included in the rate?+
Breakfast for two, daily housekeeping, fast Wi-Fi, all utilities, and airport pickup coordination. Local SIM, scooter rental, and longer transfers are at cost.
Do you arrange transfers?+
Yes. From Samui airport: ferry + private van (90 min) or speedboat charter for groups (45 min). Send us your flight details a week before arrival.
Cancellation policy?+
Free cancellation up to 30 days before arrival. Inside 30 days, the deposit (50%) is non-refundable; inside 14 days, full payment is taken.
Can I work from the villa?+
Yes. Fast Wi-Fi at every villa, plus a coworking nook in Banyan with a real desk and a second monitor. Coffee included.
Is there a pool?+
There's a main plunge pool in the garden, shared by all guests. Lotus Villa has its own private plunge pool too.
